Receivers’ sale for site of planned $250M Burnett Heads ‘Gateway’ Marina Development
Strong interest expected for Southern Great Barrier Reef marina site with approved plans for a waterfront residential community and 318 berth marina.
A 70,000 sqm site at Burnett Heads, located off the southern end of the Great Barrier Reef and planned as a $250 million waterfront residential community has hit the market through Colliers on behalf of Todd Gammel and Barry Taylor of HLB Mann Judd appointed as:
- Receivers and Managers of BH Holdings QLD Trust (Receivers and Managers Appointed) & BH Developments QLD Trust (Receivers and Managers Appointed); and
- Liquidators of BH Holdings QLD Pty Ltd (In Liquidation) ACN 614 141 623 & BH Developments QLD Pty Ltd (In Liquidation) ACN 614 141 418.
The waterfront site is planned as a 318 berth start-of-the-art marina, a waterfront residential community providing both short term and long term accommodation, a unique blend of maritime and tourism activities, boutique retail, restaurants and cafes and green open spaces.
Colliers Queensland agent Philip O’Dwyer is running the Expressions of Interest process for the site located 15 minutes’ drive from the Bundaberg airport. The pool of assets includes a freehold waterfront lot, a series of town planning approvals and other rights that taken together form the Gateway Marina Project.
Colliers Queensland Associate Director Investment Services Philip O’Dwyer said this was a rare opportunity to acquire an approved East Coast marina project.
“There are a series of planning approvals in place to allow for the full development of an integrated marina and a high end mixed use waterfront residential community, offering a great opportunity for buyers,” Philip O’Dwyer said.
“There is currently an under supply of ‘ready to go’ marina projects as well as a significant housing shortage, this development offers an opportunity for an astute developer to step in. The site has a history of successful pre-sales of early stage apartments.
“The site offers a high level of accessibility to major metro populations and access to an existing service infrastructure network as well as proximity to the established Burnett Heads town centre including an IGA supermarket, cafes, and medical services.
“Located at the southern end of the Great Barrier Reef, the site offers water edge accommodation with spectacular views with a sheltered and safe harbour.
“The approved development scheme includes a 318 berth state-of-the-art marina, a waterfront residential community providing both short term and long term accommodation, a unique blend of maritime and tourism activities, boutique retail, restaurants and cafes and green open spaces which will provide significant amenity for residents and visitors and contribute positively to the existing community of Burnett Heads,” Philip O’Dwyer added.
The Gateway Marina project areas include:
- 7.264Ha dry land across three titles
- 7.584Ha wet lease in two parcels
- A series of planning approvals in place to allow for the full development of an integrated marina and high end mixed use waterfront residential community
- Approvals allow for staged development of the project
- Dredging of the marina basin commenced
Expressions of Interest for Gateway Marina, Harbour Esplanade, Burnett Heads close at 4pm on Thursday 27 June 2024.
